Subcontractor invoice template FAQ

What should a subcontractor invoice include?
A subcontractor invoice should reference the general contractor and the subcontract, bill against the schedule of values (the draw for work completed), list any approved change orders, and show retainage held. Include the PO or subcontract number and note any lien waiver provided on payment. This lets the GC reconcile it against the contract and pay without delay.
How does retainage work on a subcontractor invoice?
Retainage is a percentage (often 5 to 10 percent) the general contractor holds back from each payment until the project is complete and accepted. Show the draw for work done, subtract the retainage as its own line, and bill the net, so both sides can see the held amount building up toward closeout.
Is this subcontractor invoice template free?

What is the difference between the PDF, Excel, and Word versions?

Can I edit the line items and amounts?
Yes. The example content is a starting point. In the Excel file you edit the cells directly; in the live version you change every field on the invoice. Replace the sample line items with your own work.
How is the live version better than a downloaded file?
